Spyglass Capital Partners

Spyglass Capital Partners (“Spyglass”) is a small private equity firm that focuses solely on value-add multifamily investments. We target stable but under-managed properties that could benefit from modest repairs and strategic operational improvements. Spyglass will only consider properties that benefit from favorable demographics, strong job and population growth, a stable job base, solid housing and good schools. Spyglass invests with a long-term view, typically financing acquisitions with 7 to 12 year fixed-rate mortgage loans. But we are also ready sellers if market conditions warrant, particularly after most of the value-add opportunity has been realized. We make good use of our Wall Street training to carefully weigh the benefits of various re-financing options that can create liquidity for our partners (e.g. Supplemental Loans provided by the Agencies). The principals of Spyglass believe the multifamily sector offers excellent risk-adjusted returns. But only for sponsors who are exceptionally disciplined in their asset selection and rigorously focused on asset management. Towards this end, we are committed to staying small enough to never compromise our acquisition criteria and to ensure we have enough time to provide appropriate oversight for each of the properties in our portfolio.

Adam Cohen

Adam Cohen serves as Managing Partner for each of our partnerships. Adam had a distinguished career on Wall Street where he most recently ran Deutsche Bank’s Securitized Products Group before retiring in 2010. Under his stewardship, the group produced more than $1 billion of annual revenue and at one time had 140 members and more than $50 billion of financing commitments to a wide range of customers including Ford, GM, MBNA, Capital One, and Caterpillar. Since 2010, Adam has focused his time on multifamily as President of Spyglass Capital Partners. He has underwritten more than 3,000 properties since that time. He is the largest shareholder in each partnership and is a Freddie Mac and Fannie Mae approved sponsor in good standing. Adam holds an MBA from Columbia University.

Senior Acquisition Analyst and Principal

Peter Gewirtz

Peter Gewirtz serves Spyglass as a Senior Acquisition Analyst and Principal. Peter’s primary focus is to help expand Spyglass’s footprint in certain southeast submarkets, assist with analysis of prospective property investments, and to help coordinate Spyglass’s asset management with each of our third party property managers. Peter brings an extensive skill set obtained from a diverse career in investment management, commercial banking, and entrepreneurship. At Morgan Stanley Investment Management, Peter served as VP and Portfolio Manager of a $1.2 billion top-performing mutual fund investing in senior secured loans of highly leveraged corporate issuers. In addition, Peter served as a commercial lender to leveraged corporate issuers at Industrial Bank of Japan and a commercial banker to investment grade issuers at Toronto Dominion Bank. Peter also founded a successful consumer products startup and grew its customer base from zero to eighty-five prominent regional retailers. Peter holds an MBA from New York University.

Special Advisor

David Parks

David Parks serves Spyglass as a Special Advisor. David has been instrumental in establishing Spyglass’s footings as an early backer and primary fundraiser. David brings a wealth of experience to Spyglass as General Counsel for Mautner-Glick, a leading NYC based apartment manager with 3,250 Residential Units under management. For the last 15 years, David has supervised all Legal, Leasing and Commercial Brokerage Activities for Mautner-Glick. David works with a Team of over 20 people to provide a full range of services to property owners including residential leasing, bookkeeping and financial reporting, regulatory compliance, construction management, tenant litigation and facility maintenance. David Graduated from University of Maryland’s Smith School of Business with a BS in Marketing and then attended New York Law School. David is on Board of Directors of Community Housing Improvement Program (“CHIP”), which represents Property Owners with over 250,000 residential units.
